How to Add an AI Assistant to a Real Estate Website
Install Niwa on your real estate WordPress website, connect your property information and test enquiry answers before inviting buyers to use it.
To add an AI assistant to a real estate website, install Niwa on WordPress, activate your licence, connect an AI provider and configure the visitor chat. Then make your agency and listing information readable to the assistant and test it with real property questions. An installed chat widget is only the first step. The useful result is a buyer receiving an accurate answer, booking a viewing in the conversation or reaching the agent who can resolve their question.
You can use the standalone Niwa plugin on your existing WordPress site. The real estate setup can cover initial questions, buyer requirements and the move from an enquiry to a viewing.
Prepare the site and the information it needs
Have WordPress administrator access, a current backup and the Niwa ZIP and licence email ready. Try the installation on a staging copy first if the website already receives enquiries. Keep its current contact form working during the test.
Choose a small group of maintained listings. For each, check the reference, price and currency, sale or rental status, location, bedrooms, important features and public URL. Add your agency's contact hours and viewing arrangements. Exclude private seller notes and information you have no permission to disclose.
Confirm how listings are stored. A property plugin may use custom fields; an MLS or IDX service may supply a separate feed. Neither is automatically readable simply because it appears on a webpage. Agree the data connection before promising catalogue-wide answers.
Install and activate Niwa
In WordPress, open Plugins, choose Add Plugin and Upload Plugin, select the supplied ZIP and install it. Activate the plugin, then open Niwa AI in the sidebar. Enter the licence key from your Niwa email. If activation requests email confirmation, complete it and return to the settings screen.
These are normal WordPress plugin installation steps. Follow the current Niwa installation guide for the licence screens and connection options. Use the state shown by your installation to confirm activation; receiving an email alone does not finish the process.
Connect the model and make the chat visible
Under Main Settings, configure the supported provider connection you intend to use. Save authentication, select an available chat model and save the general settings. Niwa's documented setup includes indexing the site through Run Full Index + Embeddings. Check that indexing completes before relying on its answers.
Open UI Settings and enable the visitor-facing flyout chat. Adjust its greeting, appearance and desktop and mobile position. Review any rules hiding it on particular pages, then save. The customer chat and the private administrative assistant are separate roles. A buyer must receive customer assistance, without access to website administration.
Give the visitor assistant practical agency rules
In Frontend Agent Rules, describe your agency, the property information it may use and how a customer can reach an agent. Explain what to do when a listing detail is missing: acknowledge the gap and offer the team contact route.
Keep the conversation tied to the property link or reference. Ask about the buyer's needs only when those answers help the current enquiry. A request for a floor plan should receive a floor plan link when one is available, rather than immediately starting a long intake interview.
If viewings are part of the setup, configure services, staff availability and the details needed for the appointment. Niwa can offer available times and save the buyer's selected viewing directly in the website or WhatsApp conversation. Keep a website booking page available for buyers who prefer to choose there.
Run a property-specific acceptance test
Use a private browser window and a phone-sized screen. Work through a compact test set:
- Ask the price of a listing and check the currency against its maintained record.
- Ask about a stated feature, then about a feature the record does not describe.
- Give a property link and confirm the answer stays with that property.
- Ask for a viewing and complete a test booking in the website chat, then repeat through WhatsApp if you use that channel.
- Change a price and check when the assistant reflects the change.
- Withdraw a test listing and check that it is no longer offered as available.
Record the expected answer and the actual result. Correct the source, connection or instructions before enabling the same workflow for every listing. A fluent response can still contain the wrong price.
Launch with someone responsible for the answers
Nominate a person to review unanswered questions and maintain the agency information. Make the human contact route visible alongside chat. Check notification recipients with a test contact you control and confirm that the team receives enough property context to respond.
After launch, review the enquiries that needed intervention. Missing parking details may be a listing-data problem; an unbookable viewing may be a service or availability problem. Fix the relevant part of the process rather than continually adding longer assistant instructions.
If you also need a website, Niwa Business is USD 150 for a custom WordPress website or migration, hosting, maintenance and business AI adaptation. Send your current website and listing-system details to discuss the installation. That establishes the connection and test plan your agency actually needs.
