Can AI Recommend Properties from My Listings?

AI can suggest relevant properties when it can read your current listings. Set clear buyer requirements, map the fields and explain each suggested match.

Yes, AI can recommend properties from your listings when it can read a maintained catalogue with the fields needed for the buyer's search. Niwa can help buyers describe their requirements and explore relevant property information on your WordPress website. The listing connection must be established and tested for your actual property system. Installing the plugin alone does not create a working connection to every MLS, IDX service or property database.

A useful recommendation identifies the home, explains why it fits and makes any missing facts visible. It should give the buyer a practical comparison, with the agent available for advice.

Check that the catalogue is readable

Identify where your listings live. They may be WordPress pages, records in a property plugin, a licensed feed or a separate agency system. Check which public fields Niwa can access through the chosen setup and how updates reach it.

At minimum, agree a stable listing reference, public URL, current status, price and currency, location, property type and bedroom count. Add fields your buyers actually need, such as parking, lift access or outside space. A photograph is not a reliable substitute for an explicit accessibility or parking field.

RESO's Data Dictionary provides standard resources and fields for exchanging real estate data. It can inform field mapping where relevant; it does not certify a Niwa connection or grant permission to use a feed.

Distinguish essential requirements from preferences

Ask the buyer which needs are firm and which allow alternatives. "Up to €300,000" may be a ceiling. "Ideally near the station" may be a preference. Do not quietly relax both to produce a fuller result list.

Confirm ambiguous information before searching. Rental and purchase budgets need different units. "Two rooms" can have different meanings across markets. Ask what the buyer means rather than transplant one country's property vocabulary into every language.

Configure the real estate assistant to use expressed property requirements. Avoid using assumptions about a person's identity or background to steer where they should live.

Explain the reason for each suggestion

An illustrative buyer request is a two-bedroom apartment under €300,000 with parking. If the catalogue has two suitable homes, show their references, current asking prices and the fields meeting those requirements. Link to the public listing so the buyer can inspect the details.

If one home has parking explicitly included and another only mentions nearby parking, explain that difference. Do not present them as equivalent. If a lift is essential but the record has no lift field, leave that match unconfirmed until the team checks it.

This explanation lets both the buyer and the agent judge the suggestion. An opaque "98% match" gives little help unless the system has a defined, tested meaning for that number.

Handle an empty result without inventing stock

When nothing meets the stated essentials, say so. Ask whether the buyer wants to change a particular requirement or speak to an agent. Keep the original budget or location intact until the buyer agrees to change it.

You may offer a clearly labelled alternative when the buyer asks for one. Describe the compromise: a higher price, a different area or a missing feature. Never imply that an unavailable listing is active because it resembles the buyer's request.

Missing data is also different from a failed match. A home without a confirmed parking field may need an agent check; it is not proof that the home has no parking.

Validate matching with your own listing examples

Prepare a small test catalogue that includes an exact match, a home over budget, a withdrawn property and a record with a missing essential field. Ask the same search in the languages your site serves and compare the meaning of the requirements and results.

Then change a price or status and rerun the test. Correct matching depends on current data as well as the search logic. RESO's data guidance explains update timestamps and checking whether replicated records still exist at the source. Apply the update mechanism appropriate to your own catalogue.

Check data-use rights with the provider before connecting licensed listing text or photographs. A publicly displayed home is not automatically permission to reuse every underlying feed field for AI.

Make the next action clear for each home

Offer the listing page, a team contact or a viewing through the configured Niwa booking service. Niwa can offer available slots and record the buyer's chosen appointment directly in the website or WhatsApp conversation. The buyer can also use the website booking page. Arrange property access before treating the viewing as confirmed.

Your agent can review the stated requirements and explain factors that the catalogue cannot settle, including property condition, documents or negotiation. AI recommendations help narrow the information search; they do not replace those responsibilities.

For an existing WordPress site, use the standalone Niwa plugin and agree the listing connection. If you need the website as well, Niwa Business is USD 150 for a custom WordPress website or migration, hosting, maintenance and AI adaptation. Share a sample of your listing fields to establish what a tested recommendation workflow can use.
